Documents, search, and e-signature

Brokerage runs on documents. SuiteCRE keeps them in one library, makes them searchable by meaning, and lets the assistant read them when it answers you.

Two kinds of documents

• Listing documents are attached to a property. Offering memos, rent rolls, financials, surveys, environmental reports. These are what buyer chat answers from, so treat anything attached here as material you would hand to a prospect.
• Library documents are yours. Templates, research, internal analysis, executed agreements. Organized into folders. The assistant can read these when you ask; buyer chat cannot reach them at all.

What can be read

PDFs, Word documents, and spreadsheets all have their text extracted on upload. Scanned documents work as long as the scan is legible. A rent roll uploaded as a spreadsheet is read as data, not as an unreadable attachment.

Semantic search

Search here is by meaning, not by string match. Asking about “early termination rights” finds the clause even when the lease calls it a “cancellation option.” Results come back as the passages themselves with the source document named, so you can verify rather than trust.

Keyword search still runs underneath as a fallback, so an exact term such as a parcel number or a party name behaves the way you expect.

Documents and the assistant

Ask the assistant a question about a document and it will search the library, read the relevant passages, and cite them. This is the fastest path through a two-hundred-page lease. It is also where the quality of your uploads shows: a document that never got uploaded cannot be found.

E-signature

Connect your own DocuSign or Dropbox Sign account and send documents for signature without leaving SuiteCRE. Envelope status flows back, so you can see what is out and what has been executed against the deal it belongs to.

You connect your own account rather than signing through ours, which means your signature audit trail, retention, and legal posture stay with your existing provider.

Offering memos and pro formas

SuiteCRE generates branded offering memos and pro formas from listing and deal data, using your logo and brand color. Where a listing is linked to parcel data, the location pages can include the property boundary drawn from the county record rather than a hand-drawn outline.

Pro forma assumptions are configurable and saved, so your underwriting defaults carry from deal to deal instead of being retyped.
