    The platform

    One system of record,
built for how CRE actually runs

Generic CRMs make you bolt property data onto a sales tool. SuiteCRE starts from the deal, the property, and the lease, and keeps the analysis, the documents, and the money in the same place.

    Why CRE-specific matters

What a sales CRM makes you work around

Commercial real estate has requirements a sales CRM was never built for. These four cost the most.

    Property-centric data

Deals revolve around the property as much as the contact. Square footage, zoning, lease terms, and ownership structure are first-class fields, not custom objects you maintain.

    Financial analysis

Cap rates, NOI, and pro forma projections are core workflows here. In a generic CRM they are an expensive add-on or a spreadsheet living outside the system.

    Document weight

CRE runs on hundred-page documents. Offering memos, leases, and rent rolls are read and searchable rather than being attachments nobody opens.

    Commission structure

Splits, referral fees, and the tax consequences of lumpy income are modeled directly, instead of being reverse-engineered from a closed opportunity.

    What is inside

    Seven areas, one connected system

Each one works on its own. Most of the value shows up where they meet: a lease abstract that produces a deadline, a comp that lands in an offering memo, a call that becomes a follow-up. Core CRM carries the system of record; lead generation, offering memos and pro formas, market intelligence, lease abstraction, and the agents are on Broker AI.

    01

    Pipeline

Deals, from first conversation to commission

A deal holds the property, the parties, the economics, the documents, and the history. The pipeline shows all of them at once, as a kanban board you drag or a table you sort.

    • Seven CRE-native stages out of the box, from Prospecting through Post-Close
    • Rename stages or define your own set, and existing deals map across
    • Deal health from observable signals: time in stage, last contact, approaching dates, missing documents
    • Automatic stage advancement when criteria are clearly met, with every transition logged and reversible
    • Commission terms tracked on the deal, feeding forecasts without a separate spreadsheet
    • Notes and call summaries the assistant reads when drafting your next follow-up

    Relationships

Contacts that stay useful for a decade

Most CRM contact records rot because there is one notes field and no reason to open it. Contacts here are structured so the thing you wrote in 2024 is still findable in 2030.

    • People linked to companies, so you can see everyone you know at an entity
    • Notes segmented by topic instead of one undifferentiated wall of text
    • Interaction history built from synced email, transcribed calls, and completed showings
    • Leasing intent on tenant-side contacts: size, submarket, and timeline
    • Automatic matching of requirements against your listings and new inventory
    • Staleness tracking that surfaces the relationships that have gone quiet

    Marketing

Listings, tours, and the pages buyers actually see

A listing carries the property facts, the documents, and the public surfaces prospects interact with, including a chat assistant that answers their questions at midnight.

    • Create by hand, import by listing URL, or extract from an existing offering memo
    • Interactive space tours, one per available suite on multi-tenant properties
    • Parcel linking where county data is loaded, so legal boundaries appear on the property map
    • Branded offering memos and pro formas generated from listing and deal data
    • Documents attached to the listing become the source buyer chat answers from
    • Showing requests routed to you for approval rather than written straight to your calendar

    04

    Documents

    A library that answers questions

Search by meaning, not by string. Asking about early termination rights finds the clause even when the lease calls it a cancellation option, and returns the passage with its source.

    • PDFs, Word documents, and spreadsheets all have their contents extracted on upload
    • Semantic search with keyword fallback, so exact terms still behave as expected
    • Separate listing documents and private library, with a hard boundary between them
    • The assistant reads your library and cites what it used
    • DocuSign and Dropbox Sign integrations using your own account
    • Envelope status flowing back against the deal it belongs to

    Lease administration

Leases turned into dates you get warned about

A lease is a hundred pages containing about thirty facts that matter. Abstraction pulls those out; the platform then watches the ones that carry deadlines.

    • Parties, premises, term, rent and escalations, options, and expense structure extracted
    • Every field pointing back at the passage it came from, so verification takes seconds
    • Option and renewal deadlines that produce notifications instead of living in someone's head
    • CAM and operating expense reconciliation against what the lease actually permits
    • Caps, exclusions, gross-up provisions, and base year checked against the statement
    • Flagged lines telling you where to look, turning a skipped task into a short one

    The business

Commissions, taxes, and what the year really looks like

Commercial brokerage is lumpy income against steady expenses. This part of the platform exists so that stops being a surprise every April.

    • Commissions tracked against deals with gross, split, and status
    • Quarterly and yearly breakdowns of closed and expected income
    • Tax set-aside recommendations from your filing status, state, and rates
    • After-tax take-home projected on a deal before it closes
    • Expenses by category against the deals they belong to, so you see net rather than gross
    • A dashboard you compose yourself, with custom metrics when the defaults do not fit

    New business

    Leads and market intelligence

Finding the next deal is a data problem. SuiteCRE runs your criteria against inventory and public records, and tells you plainly where the data is thin.

    • Lead rules by property type, size, submarket, and signal, queued for your review
    • Public intake forms that land in the same queue, tagged with what the person wants
    • A comps database including sales sourced from recorded deeds
    • Market metrics for the submarkets you actually work
    • Owner research by submarket and property characteristics for off-market outreach
    • Coverage reporting that flags nominal prices and thin data instead of smoothing them over

    Connected

It works where you already work

Every connection is scoped to the narrowest access that makes the feature work, and each can be disconnected without touching the data already in your account.

    Email and calendar

Gmail and Outlook. Mail is matched to contacts and deals; calendars sync both directions. SuiteCRE never requests permission to send mail as you.

    Signature and payments

DocuSign and Dropbox Sign through your own account, so your audit trail and retention stay with your provider. Billing runs on Stripe.

    Your phone and Claude

Reach the assistant over WhatsApp or SMS, or connect your account to Claude and work against your CRM from any conversation.
